Commercial gate work is a different discipline from residential. The cycle counts are higher. The liability is heavier. The cost of a single failure — locked out tenants, blocked emergency access, an unprotected loading dock — is significantly larger. We engineer for that reality.
Commercial Gate Systems We Install
Cantilever Slide Gates
The workhorse of commercial security. Cantilever slides run on a track and rollers behind the opening, so they don’t need a ground rail across the driveway. That makes them the right choice for properties with heavy truck traffic, irregular ground, or shared driveways where a ground rail would be a tripping hazard or a snow-line problem. We build them in heights and widths to spec, with chain link, perforated steel mesh, ornamental iron, or solid steel infill depending on the security and visibility requirements.
Swing Gates (Single and Dual)
For commercial properties with deep setback — warehouses with a long approach, office complexes with internal driveways, multi-tenant buildings with a setback for vehicle stacking — dual swing gates are often the cleanest call. They run quieter than slides, take less hardware, and look more architectural on properties where the gate is part of the building’s face.
Barrier Arm Gates
For parking structures, gated lots, and high-cycle commercial entrances where the gate has to operate hundreds of times a day, barrier arm gates are the correct hardware. Slide and swing gates are not built for that cycle count. Barrier arms are. We install commercial-grade barrier arms with vehicle loop detectors, RFID readers, and tenant access integration.
Bi-Folding Speed Gates
Increasingly specified for high-end commercial properties, courthouses, secured loading docks, and facilities where the gate needs to open and close quickly. A bi-folding speed gate cycles in a fraction of the time a slide or swing takes, which improves throughput and reduces tailgating. We install them on properties where the cycle count or security profile justifies the hardware.
Commercial Roll-Up and Sectional Doors
For loading docks, warehouses, and industrial bays. We’ll cover roll-up service in detail on a dedicated page, but it’s worth noting here that we handle the rolling and sectional door side of commercial work in addition to gates. Many properties need both.

Spec Considerations — What We Engineer For
Cycle Rating
A residential operator is built for maybe ten cycles a day. A commercial operator at a busy office property is built for two hundred. A barrier arm at a parking structure can run a thousand. The operator’s rated duty cycle is the first specification we lock in — not the brand, not the look. If we under-spec the operator, the property gets failures every season.
Operator Duty Cycle and Heat
Commercial operators run hot under sustained use. We size for the duty cycle plus a margin for the local microclimate — an operator that performs fine in coastal Santa Monica may need an upgrade on the same property if it’s repositioned to a Vernon warehouse loading dock with no shade and 100°F ambient. Heat is real.
Access Control Integration
Tenant cards, RFID, license plate readers, smartphone-based access, intercom and video entry, tenant directories, and visitor management — commercial properties typically need multiple access methods running through one system. We integrate with the controller and the access platform you specify, or we recommend a controller based on the tenant count and the on-site management model. Safety, Liability, and Code Compliance
Commercial gates carry stricter safety device requirements than residential. Photo eyes on both sides of the opening, edge sensors on slide gates, warning beacons or audible alarms on high-traffic sites, and proper bonding of the gate to its enclosure for shock protection. We meet or exceed UL 325 on every install, and we document the safety package as part of the close-out so property managers have records on file.
Wind Load on Hillside and Coastal Sites
Hillside commercial properties and coastal locations see significant sustained wind. A standard residential-grade gate can fight the wind for years and then fail in a single Santa Ana event. We engineer the infill density, the operator force, and the structural support for the site — including swapping solid infill for perforated mesh on sites where the wind is the controlling factor.
Commercial Operator and Hardware Brands We Install
Our commercial-side brand list is short and intentional. All-O-Matic for high-duty slide and swing operators. Each of those brands has a legitimate place on a commercial property. We don’t install off-brand operators on commercial gates because the duty cycle and liability profile don’t justify the risk.
Preventive Maintenance and Service Contracts
Commercial gates fail the way commercial roofs fail — quietly, until they don’t. The single best thing a property manager can do to control gate service expense is move the property onto a preventive maintenance contract. We offer scheduled quarterly or semi-annual service that covers hinge and roller lubrication, operator inspection, safety device testing, access control verification, and minor adjustment work. Properties on PM contracts see fewer emergency calls and longer hardware life.

Frequently Asked Questions
How is commercial gate work different from residential?
Duty cycle, liability, and integration. A commercial gate runs ten to a hundred times more cycles per day than a residential gate, carries stricter safety code, and usually has to integrate with an access control or tenant management system. The hardware spec and the install standard are different because of those three things.
Do you work with property management firms?
Yes — many of our long-running accounts are property management firms running portfolios across LA. We offer portfolio service agreements that cover multiple buildings under one contract, with a single point of contact and consolidated invoicing.
Can you handle emergency repairs after hours?
Yes. We run after-hours and emergency service for commercial accounts — if your gate is stuck open on a Saturday night, we’ll respond. We don’t make specific time-window promises, but we have crews on call.
Do you do access control too, or just the gates?
We do both. Most commercial gate installs involve some level of access control integration — keypads, telephone entry, RFID readers, tenant directories, video entry, and license plate recognition. We’re comfortable spec’ing and installing the access platform alongside the gate hardware, or integrating with a platform your tenant management firm already uses.
What does a maintenance contract cover?
Scheduled inspection of the gate and operator, hinge and roller lubrication, photo-eye and safety device testing, access control verification, and minor adjustment work.
